New Construction Inspections

Building a new home can be one of the most exciting and one of the most stressful experiences a homeowner may ever have. Many homes today, especially track homes, are built by people, some with little construction experience, often with language barriers, and lets face it we all make mistakes.

While local code officials are tasked to inspected all new homes, all to often they are overworked, under funded, and understaffed, as a result they are often only looking only for the common mistakes that they have come accustomed to seeing.

The Charlotte Observer ran a series of articles recently and stated that the typical local code enforcement officer average 40+ inspections per day (that amounts to less than 10 minutes per inspection).  Unfortunately, this does not allow them enough time to give each home the careful review it needs.

The other problem we find is with "track home" builders whose main goal is to build and sell as many homes in the shortest time frame as possible. As a result such companies have cut corners in regards to quality as well as hiring tradesmen with little to no understanding of homebuilding; one only has to visit any jobsite to find that many of the workers are illegal aliens.

Couple that with flawed architectural designs and new building materials that many installers fail to heed manufacturer instructions, you have a recipe for disaster.

If you rely solely on your builder and/or your local code official you are making a big mistake. As I have pointed out in earlier post that many builders are simply paper contractors with very little knowledge to the codes themselves. Every few weeks I have contractors (and inspectors) calling me asking for advice, often on items they should know yet they don't.
